    I was a resident here from 2018 to 2020 and recently moved.

    Good:
    -Front office personnel were always great to work with! Text, email, or phone, they responded quickly.
    -Despite complex being older, paint and most other items are well maintained.
    -Plenty of well-maintained foliage.
    -Great mailboxes.
    -2 pools and 1 hot tub (Front main pool was just redone). Good shape.
    -Pool/hot tub have handicap accessibility lifts.
    -Walls have decent insulation and I could not hear the neighbor above unless they were jumping.
    -Pet friendly, they have pet-cleanup stations scattered around.
    -Walking distance to a couple food places and a grocery store. Walk is also well-lit.
    -New sizable park next door with Basketball courts.
    -20min bicycle ride to oldtown Sacramento & 25 min ride to downtown.

    Bad:
    -Having to move your vehicle around because your parking space became unavailable due to painting, asphalt refinishing, or tree trimming.
    -Having 1 parking spot and spare spots hard to find.
    -Maintenance is slow and misses appointments sometimes. (Would be better if they communicated more)
    -8AM Saturday morning leaf blowers
    -Hard to make a left turn leaving 3310 during traffic hours. An accident seems to happen about once a month.
    -Comcast is main internet (But AT&T DSL is available)
    -Appliances are older and some are missing parts (like fridge missing shelves) - but they all worked well enough.

    Quiet gated community near a newly built park. Amenities include 2 pools, hot tub, 3 laundry rooms, a cyber cafe and a gym.

    I've read some of these negative reviews and noticed they were posted a year ago or longer, so I wanted to add something fresh. My son and I are very happy here. It's quiet, clean, and maintenance showed up promptly with the one issue we reported. The pool is phenomenal, there are fun events for the tenants, and we love the office personnel who have gone out of their way to help when my printer broke at home. Plus, they're friendly.
    I didn't give them a perfect rating because the laundromat here is very expensive. However, there is one down the street I use that i can literally drive to in less than a minute. The gym isn't open when you're home from work, so that's not really a benefit either.
    Issues I saw listed: no bugs here, and never heard mice in wall.
    Gate inoperable once during the six months we've lived here. No big deal; that's life.
    Rent changes by a few dollars, not drastically, because water bills are different each month.
    Parking is limited; the parking lot design was not thought out very well, and you do have to park far away from your place.
    Cars getting towed...I'm in agreement with that. There were 3 cars parked in front of my building that weren't running. How selfish is that to take a prime spot when you could have it parked in a remote spot. No one can steal it if it doesn't run.
    Very clean property.
    They need to monitor the pool better because parents send small children and no one watches them.That is on the parents, not the management. However, they should install a security camera to monitor the pool.
    I love being 5 minutes from Midtown. And we're conveniently next to 80 and 5.
    Nothing is slanted or crooked in our unit.
    Hope this review helps you make up your mind...at least tour the property first, and see for yourself if 3310 fits your lifestyle.
