OVERALL: Amazing experience. The residence was beautiful and Ryan Malcomb was extremely professional, personable, and helpful. Several issues with the Mortgage Company, please see details below.
RESIDENCE: Well constructed, well maintained models. Eddie from Maronda made absolutely sure the house and any small details were ready for purchase. Forgive me Eddie I never caught your last name, but you really helped making this home buying experience great, especially considering everything we ran into with the mortgage company. Ryan you were amazing! There will always be a cold beer in my refrigerator for you two!
MORGAGE COMPANY: So honestly this is what kept me from giving 5 Stars. We worked with FBC Mortgage Company (Recommended by Maronda). There were a couple of folks we dealt with there that were great, but 95% of our experience was deplorable. We were promised a July 20th closing to only not close the day of because there was a failure on someone's part to order a FHA appraisal as opposed to a Conventional. This help our closing up. Another issue we ran into was we were rushed the weekend before the original closing (July 20th) to submit documentation to the Loan Processor and told to contact her with any questions or concerns. The email she provided was written as if she had a third grade education and in additional she neglected to provide us with her contact information. I get people make mistakes, but not responding back to your emails all weekend (when you allegedly work all weekend) and not providing other related contact information was unprofessional and unacceptable. Our Loan Officer, while I truly loved him as a person, was a "Yes Man". You could honestly tell in his heart he hated to provide any kind of bad news, which was always nice to see, because it helped remind us he was human too. However, because of this, we were provided false answers and lied to repeatedly. It really sucks, because I really liked him on a personal level a lot, but professionally he was inaccurate. Outside of those two, we appeared to run into a "too many cooks" situation. No one was on the same page about closing or what was needed and when said things were needed. These inefficiencies left us having to reschedule delivers of appliances/services multiple times and caused a tremendous amount of stress and anxiety. Please note I refuse to provide their names, as I am not trying to attack their personal characters, but instead rather highlight the issues and concerns we had.
TITLE COMPANY: We used Steel City Titles. Honestly outside of the location being in Riverview, they were great. Laura Taylor listened to my concerns and addressed them with legitimate responses.
