  Great room with an amazing view. The owner was genuine and very polite! We took a walk down the road to get ice cream around 7pm. Not too long of a walk being 28 weeks pregnant. Woke up to the sound of the waves crashing and walked to the lobster cove for breakfast.

  Nice,simple place right on the ocean,,could use some updates but reasonably priced and walking distance to many places,,,very nice staff,,would go there again

  Been going for 20 years, clean, rite on the ocean., the owners are pleasant and leave you alone... never had a problem... dh...

  Clean, quiet , inexpensive, safe, fridge , microwave and right on the beach, but a little shabby. We would stay here again. The staff was friendly and patient helping us work through keeping our bicycles safe. Each room has a little outdoor sitting area. As long as we ran the A/C occasionally, the room temperature was comfortable.
  
  If you are uncomfortable being around working families barbequing in the parking lot or think home owner association rules banning clothes lines are a good thing , this isn't the spot for you.
  
  If the beach is the main thing for you and you don't spend money to be around other people willing to spend money, this is a good fit.

(978) 499-0260. For a motel, this place is the bees knees! It's clean, it's literally on the water, there's cable and tiny kitchenettes--even in the small rooms. You can't get a much better location on the beach without renting a house. It is a wonderful, small oceanfront hotel with friendly people.
