  They warned me that buying a house was a BIG DEAL. I heard the stories, I went into this whole thing with my eyes open, but nothing... NOTHING can prepare you for the wild ride that is buying a house. The mortgage process alone will give you a new batch of grays to say nothing of the search for houses, the neighborhoods, the very idea of escrow, inspections, appraisals, purchase agreements... it goes on and on and on... I say all this so you understand how important our relationship with Chris was during this process. We were working with a variety of experts with various inputs to the process, and it would be easy to simply hire experts, listen, do what they say, and you're done. That's not what home buying is like: the experts you hire will often disagree and give advice that's contrary to one another, or even one expert will tell you one thing one day, and something different the next week. Given the complexity of home buying, this is not shocking; people are people, and they have bad days. But it often left us feeling adrift in our own home buying process, and it was always Chris who managed to ground us, explain things, offer guidance, reconcile conflicting information, and at times, just be a cheerleader and give us a cookie when things were looking dire. We simply couldn't have done it without her shepherding things through the process, which began with her giving us a realistic sense of just how ready we were, and that she would lay down the hammer if she saw us making mistakes (yet in a gentle way...). Her advice was the only advice we could take to the bank, literally, and I cannot recommend her and her team enough for your own personal real estate journey. Take vitamins, wear a helmet, and put Chris in your phone's short list, and you'll be fine.

  Steve and his team has been great during my whole home buying Process. He got me a good House; because of his efforts my offer was accepted during this hot real estate! The team has been very flexible with my needs; very professional and friendly. I am very pleased working with 518 realty. As a first time home buyer, I appreciated all their support and advice. Steve and his team went above and beyond to help me out with lawyer, inspector and find other contractors to fix minor details in the house. I would recommend 518 realty to anyone anyday

  Steve Sbardella, and 518 Realty as a whole, is truly a FIRST CLASS operation. We worked with Steve on two separate real estate transactions, and from start to finish, he and his team are attentive, responsive and they go above and beyond to help their clients. Many real estate agencies we've worked with in the past talk a good game in the beginning, but when the obstacles pop up (they always do during real estate transactions), they are rarely there to assist. Steve and his team are ALWAYS there for you, and they work hard to make sure you feel like a VIP client, and that you are their first priority at all times. You rarely see this with the "national chain" real estate agencies. The client's ability to talk to and get to know the owners (a local, hometown family from the Capital Region) assures you that you will never just be a number or another "sale." Steve, thanks for all of your great work - you set the bar for outstanding customer service!
