Vanguard Property Management

This is for Elbur Avenue Apartments, which is managed by Vanguard:

I loved living at Elbur Ave Apartments! The area is safe and super walkable: Giant Eagle is .3 mi away, downtown Lakewood is less than a mile, Lakewood Park is 1.3 mi. Couple of great bars nearby and Toni's Pizza is to die for!

The building itself is brick with beautiful landscaping. There are kind landscapers there daily and maintenance requests are filled quickly. The resident portal was easy to use and I always had positive interactions with the staff. I could usually hear my neighbors when I was in the hallway but not in my apartment.

The unit was the perfect size for me! I was lucky to have a corner unit so I had lots of windows. They are newer windows so they seal well and keep out the noise from Detroit Ave. Ceilings are tall, good amount of storage space, big bedroom. Utilities (except electric) were included in the rent, which was helpful. Neighbors were friendly and never sketchy. I will definitely miss it!

Only downside was A/C and heat were too weak for me. But I had a space heater that worked great in the winter and used 2 window A/C units during the summer. So even that worked out!

I moved into my new place on November first and I have mostly positive things to say about Vanguard so far. The process was very professional overall and Sheila always got back to me promptly when I had questions (I had a lot). I didn't like that I didn't even get photos of the place I was applying for as they didn't have any and that they didn't have a square footage (though I was pleasantly surprised with the room size so I can't complain personally but it would've been good to have that info). Also, upon moving in, I was given a welcome bag (a nice touch that did make me feel welcomed) without keys which was annoying but they got on it pretty promptly which I appreciate however I did have to hound them a bit for the last of the three keys to the back of our building. They got me the keys to my specific unit quickly. Specific to my place, our dryer has been out of order since I moved in with no ETA. I do know that parts are hard to come by due to covid though. So far they have been very helpful and responsive and have only made me feel welcome. This has been my best experience with a landlord so far. I would recommend Vanguard to a friend.

PSA: They did ask me to add them onto my renter's insurance as an additional insured. DO NOT DO THIS. They can be added as an interested party and that is good enough. Google it. Not a good idea to do this.

My girlfriend rented from Vanguard while living in Lakewood. Always spoke highly of the company and how she enjoyed being a tenant. She always mentions Carrie as a lady that was a huge help.
