    I’ve been a resident here for two years now and its been an amazing experience. The lofts are all industrial. Brick walls and would floors with a ton of natural lighting. The staff is all friendly and super helpful. As far as location this is one of the best places you can be. Walking distance from HEB and the riverwalk. Quiet area and safe yet still in downtown. Highly recommend to live in.

    Great place!! Location is just perfect, HEB store one block away, The River Walk is less than a minute, Great for exercising, or just having fun!! Management office very responsive and kind!! Highly recommend!!!!

    I got a great deal for the amount of space I was renting ($1175/month for 1000 sq ft.) I think the rent has been bumped up since then, but it would probably still be a better deal than nearby apartments, such as Vistana and Agave, if you're not concerned about amenities. There are no community amenities, except for the deck above the carport which is under construction, and basement storage. I ended up moving out so that I could live with roommates and save money, and because living alone gets lonely for me. I also anticipated a rent increase which did happen for my place. I was there for a year and have a list of pros and cons from my experience:

    Pros:
    -Low rent for the space I was getting
    -right next to the HEB Flores Market (overpriced, but the bakery is awesome)
    -close to the river walk, and a bike ride or 20 min walk from downtown and southtown
    -pretty quiet neighbors
    -the maintenance guy is kind and good at what he does. Management is very responsive to maintenance requests
    -The basement is available for storing bikes and other items, so you don't have to carry it up and down the stairs
    -Covered parking
    -Nice countertops and floors, and the high ceilings and skylight were awesome. It was an impressive space for hosting friends.

    Cons:
    -No community amenities besides basement storage while I was there, such as a pool or workout room
    -Management works in a separate location across town, which causes some limitations/dropped balls. For example I had arranged for a friend to tour the place prior to me signing the lease, as I wasn't in town yet. The real estate agent at the time showed up, but no one from Milmo management showed up to let them in and conduct the tour. I also wasn't shown around when I arrived and got the key from the real estate agent, and was locked out as the door code wasn't provided. Their processes for new tenants may have changed since I moved in, but it did not go smoothly for me. Additionally the oven and glass shower door were disgusting and clearly not cleaned (the shower door was not cleaned in years and covered in gunk), so I had to clean those when I moved in. There were a couple red flags like this prior to signing the lease, but I did anyway because I can't pass up a good deal. They mostly do a decent job managing the place, there are just some dropped balls like that from time to time.
    -Tenants are not allowed to operate the freight elevator themselves and must arrange for the maintenance guy to operate it; I found this inconvenient.
    -While the counter space was awesome, the oven kind of sucked/took 40 minutes to heat up. There was also no microwave which I wasn't expecting, and kitchen ventilation was poor. If a large ceiling fan was added I think that would help immensely.
    -The immediate surrounding area is a little run-down
    - the late night train whistles take some getting used to (I could sleep through them after a couple of months)
    -No community events to meet neighbors, which I thought would've been nice

    Overall I gave it 4 stars because the positives outweighed the management snafus and other negatives. I wanted to present an accurate representation of my time there which is why the cons lost is so long. It was a good place to live but I was also happy to move on.

    New Residents there cant wait to move in. Love our spacious apartment, and the staff has been so friendly and willing to help. High Ceilings are amazing, and the original wood floors are perfectly imperfect. SO HAPPY can't wait to spend the next years there. Highly recommend.
