Quiet. Clean
We had a positive experience in the months we stayed at the park (March 2018 - July 2018).
Pro's:
- SAFE. My wife and toddler have been travelling with me. Rodney takes a proactive approach to managing his park. He's always keeping an eye on things. Additionally, it's location is tucked away from the main road so not a lot of people know it's there, meaning there's no one there that shouldn't be there. My wife would take our toddler for walks on the park grounds and up the street leading into it with no issues. We never felt concerned about having our bikes locked to the back of our RV. Nothing went missing. Neighbors were nice. There also appear to be some long time RV'ers there. Furthermore the police station is around the corner, and that section of the road has a heavy law enforcement presence. This can be a con for those with a heavy foot, since there's constantly people getting pulled over (multiple times a day).
- LOCATION - Quiet, and unassuming location. Tucked away in a little oasis. Usually quiet and peaceful, away from the main road traffic. Close to many plants/projects. Easy access to the beach, the wildlife refuge, 15 minutes to HEB (Lake Jackson), about one hour from downtown Houston. City park two minutes away for people with children.
- ACTIVE MANAGEMENT - Rodney has a strong personality, but from what I can tell he means well and he cares about his park. Took me off guard upon first impression, but found him to be friendly and respectful during our time there. Basically follow the rules, and you won't hear much from him. I personally like the fact that he keeps himself visible to the tenants in the park.
- NO FLOODING - We were backed against the levee road, and even during heavy rain I don't recall any big puddles or flooding in the park. Seems to drain well. Rock cover was pretty good too, didn't see any areas that were really muddy.
- EASY IN/OUT FOR BIG RV'S - Space can be a little close on the sides, but luckily there's a good amount of space to maneuver into the spot. By that I mean there's a wide space between you and the RV's that will be parked across from you. By the way, when they say Rodney will meet you to park the RV, they mean it. My recommendation, is just listen to his instructions and go with it. He'll instruct you step by step during the parking. He's good at it, and he's adamant about it. You'll see what I mean.
- PARKING - We parked our 2 cars parallel to the RV.
- WASHER/DRYER - Washer and Dryers on location were very helpful
CONS:
- MOSQUITO'S - This is a tough one. I've seen the guy spray around the RV's, so it's not always bad. However, when it's bad, it's really bad. That said I don't think it's limited to his park. The whole area has them bad.
- AT&T Wireless - The spot I had backed up against the levee road. I had practically zero bars. Difficult to get/make calls. Streaming was near impossible. I even upgraded my hotspot device and nothing. Verizon worked perfectly, and had full bars. It was extremely frustrating throughout the stay, primarily because I had work to do from home sometimes. Also ended up depending on Redbox for movies since we couldn't stream reliably. HIGHLY RECOMMEND WALKING AROUND THE PARK BEFORE PICKING A SPOT, TO MAKE SURE YOU FIND ONE WITH A STRONGER SIGNAL (IF YOU HAVE AT&T).
- INTERNET - No surprise here. Rare is the RV park that has good wifi during peak hours. In fact, I wouldn't even consider it a con, because if you're full time RV'ing you should know better than to expect a reliable connection at any RV park. To Green Acres Benefit, I think it may have occasionally worked well enough. YMMV

FINAL NOTES: There are no concrete pads, no park bathrooms. I think they had "emergency" park showers, but not considered for daily use. Five stars is because the experience we had was representative of our expectations. A good choice for anyone staying in the area.
We've watched it grow and the owner works hard in keeping it in good shape. We also like that he has rules and he lives by them. If you do your part he'll do his. If you have respect for others you'll get respect, with this we recommend this campground. We'll stay here anytime we're here.
Green Acres RV Park is a hidden gem located conveniently close to downtown Redding and away from the roar of Interstate 5. Our small park has 33 sites with mature trees and a peaceful surrounding. All of our sites have 30/50 amp electrical hook up, water, sewer, and cable. There is free wifi as well.
