Mike was great to deal with. Completely honest, no haggling and no hassle. I told him what I was expecting for the house and everything that I did and everything that needed to be done that I had not finished. He met my price on the spot and we shook on it.
There are a lot of shady characters in this business. I can tell you without a doubt, Mike was the easiest and most honest of all the people I talked to. This is a long review, but I want to warn those potential sellers when they are looking for cash buyers.
I had buyers calling me up and when I told them I the house sold, they started saying bad things about Mike that I knew were not true. Big red flag. After Mike made me an offer. I accepted his offer shook on it. I told him to send me the contract and I will sign it. After Mike left, I had a buyer call me up and tell me a handshake is not a contract and she would beat the price. She said a handshake and verbal agreement do not mean anything and is not legally binding. I told her it that I grew up where a handshake and giving your word means more than a piece of paper.
Mike's contract was straight forward with no loopholes or catch-22 type clauses. One buyer put a ridiculously low offer on my door with a contract giving his contractors access to the house and right to inspection. The buyer could cancel the contract, but the seller could not. The offer said the buyer had exclusive rights to buy the house for 99 years and I could not sell to anyone else. It also gave the buyer right to delay the closing without condition.
One buyer told me the house needed some serious repairs and work. Not true, I had already put $40k into the house to including HVAC, new roof, doors and windows, full electric re-wire with 200amp panel upgrade and the floor leveled with all repairs underneath the house. I lived in the house before moving and all it needed was cosmetic and updates. The house went through a professional inspection 2 years ago and only minor issues.
If there is a negative review on Mike, I can pretty much guarantee you it is another investor/buyer who does not like an honest, down to earth person buying houses in the area.
Word of advice. If you decide to sell your house cash, DO NOT sign a contract until you talk to multiple sellers. I recommend you always get an offer my Mike. You may not accept his offer, but at least you will know how a respectable investor is supposed to do business. It will help you weed out those shady characters.
