  This is a very nice gated complex that is well-maintained with great floor plans, competitive rents, and in a great close location where you don't "feel" close in. My daughter rents there as a single mom and I feel 100% satisfied about her comfort and safety there. Highly recommended.

  I love my home at Kilburn Crossing. I am reading some of the not so good reviews feeling almost certain that the negative comments are probably because they are upset about things that are really the residents own fault... i.e.; not pay rent on time, had move out charges, had noise or housekeeping complaints etc... Let’s just say that Kilburn Crossing is a great place to live. Management and staff are amazing, well mannered and understanding. There could not have been a better team. The layout of the property makes you feel welcome from the moment you walk in through the gate of the community. Great amenities, beautiful spacious floorplans, great neighbors, best location and beautifully landscaped. I am so happy to be a part of this wonderful community. I recommend it to everyone looking to live in a place where you can feel at peace and treated well. And let’s not forget that they are pet friendly. Come and see for yourself how great Kilburn Crossing really is...

  I moved into a three bedroom apartment alone and I can honestly tell you that my stay has been a good one. But, the management staff does a great job of getting issues resolved in a very timely manner and has made my stay a pleasant one. Not sure whats up with all the negative comments being made. My three bedroom is spacious and has the right layout for my office. I work from home most days and the floor plan is absolutely just what I need. The only negative is the neighbors above me. They are awful and inconsiderate. The kids run through the apartment and the teenage boy I believe bounces a ball in the apartment. But, because its an apartment and they pay rent too, I have managed to tune them out. It is what it is. Joy, the property manager is always on point with any issue I've ever brought to her and the maintenance staff do a good job of maintaining the apartments and have great landscapers. I've searched other apartments in Fredericksburg after leaving Baltimore and for the money. Kilburn Crossing offers the best for the money and space.

  There seem to be some negative reviews on here and I need to set the record straight. I have lived here for 4 years and have never encountered a problem. If I have ever had an issue it has been resolved in a timely manner (always the same day). The staff have always been extremely helpful and very professional. Perfect example: Tonight I arrived home at 6:00 pm to a less than lovely temperature (85 degrees). I called the office and within 45 minutes, Mark, the Supervisor was at my door to fix the issue with the air conditioner. He stayed until the issue was resolved…as he stated: “I’m not going to leave until you have air”. Further, my neighbor knocked at my door and asked Mark if he could stop by his apartment when he was finished (Mark did). To me, that was perfect service – after all, it was after hours. So, if you are thinking about moving to Kilburn Crossing, I will tell you that it is a good decision and do not let the negative comments sway your decision.
