“I lived at REV between 2015 and 2021. The property sits on the Ballard-Fremont line and is surrounded by condos and single-family dwellings. This location provides convenient access to local bars, coffee shops, nightlife/entertainment, grocery store, jogging trails, community parks and delivery services and allows you to return home to a quiet and relaxed atmosphere. The building is under new ownership as of 2019. The pros and cons are as follows: Pros: Enhanced security: Higher watt lighting in the lobby and Amazon locker Quiet and relaxed atmosphere: The neighbors in and around the building are nice and respectful. Most are young professionals who work traditional daytime hours. Transportation: The 40 and the 28X run along Leary Way every 5-to-10 minutes during peak commute times. They'll get you just about anywhere you need to get to in the city. Running/Fitness: There is a good mix of running routes nearby including the Burke Gillman Trail, flat straight segments, narrow-to-steep hills back in the neighborhoods, etc. There are also quite a few gym options in Ballard and Fremont. Rent hikes were a modest $20-$40/year. Cons: Security: Even with enhanced security, the property is subjected to many break-in. I estimate 3-to-4 per year. This is generally attributed to thieves, but occasionally tenants acting irresponsibly (i.e., leaving front door open). Most break-ins occur in the lobby (stolen packages) and garage (vehicle break-ins). No residents have been harmed to my knowledge, but there has been squatting in vacant apartments and one apartment door kicked in. No amenities: The marketed amenities include free grocery delivery and a outdoor common space with lounge chairs and a gas grill. No onsite property manager. Packages not delivered to the Amazon locker or mailbox are left on the lobby floor. Trash room: The room is poorly designed with some-to-no ventilation. This can create some interesting odors in the summer. Aside from odor, it has become common for the trash/recycling company skip the building. Ownership is attempting to mitigate this by increasing the frequency of trash pickups. The tenants will eat this cost. Maintenance: Maintenance has taken a nosedive since the building has come under new ownership. The previous owner subcontracted their maintenance with the University of Washington who was very responsive. In the past year I have had a faulty smoke detector, broken mailbox, cabinetry that has become unglued, and mold/algae growth on the exterior that has eaten through to the baseboards in my bedroom. Each of these items remains unresolved due in part to the ongoing pandemic.”
