“I lived there for almost nine years, same unit. A nice place to live, the units are constantly being upgraded. These are old apartments that are expensive for there age. Expect a rent increase every year of about $200 based on a % of your base rent price. About the units: These are open view living into kitchen layout spaces. The kitchen has a backdoor opening onto a small yard. Some units have had previous occupants who may have done some improvement in the yard spaces but others will only have basic tiny concrete slabs and weeds rather than a nice lawn. If you plan to stay a while you're on your own for cost to improve the space. You will NOT RECOUP YOUR INVESTMENT SO MAKE SURE YOU REALLY WANT TO MAKE THE UPGRADES FOR PROPERTY YOU DON'T OWN. I did and don't regret it but I lived there for many years. Inside there is only a tiny AC in the living room that never cools the bedrooms. In winter the wall unit for heat is totally lame. Old fashioned and inadequate. I always needed space heaters and fans. The pool is nice but in a bad location so it never has adequate sunlight to warm up. The managers come and go. Most were very nice and happy to help but no one stayed very long. Maintenance staff the same, but that might be more of a company issue than the complex itself. Most of the gentlemen were good at their job, helpful and professional. They always tried to do the best they could within company policy. Like most property policies the standard was fix it a dozen times rather than replace with new that's typical for the industry. The absolute best feature is the in-unit washer dryer. No lugging your laundry to a local place or using a shared laundry room. The machine is a small but very useful stack, and handled average loads if not overloaded. other than heavy blankets or area rugs they worked well. The age of the complex is a downside but since they are "cottage" style there are no upstairs neighbors spoiling your peace and quiet. But the neighborhood is mostly older single family homes, with just a couple of other small complexes towards the Riley Steet end. All in all 1212 is very accessible to Old Town Folsom and the major highways. I enjoyed my residency and only left to relocate permanently to the East Coast.”
