    So pretty much the only thing really good about this place is the manager, Karmen and the trails are pretty cool. But they are definitely difficult to try to get a stroller on to. They are charging way too much for this place that's a dry desert with nothing growing besides prickly weeds that hurt really bad and you're bound to get them on your feet and legs everytime you walk outside lol. The playground and the chickens are cool. That was all Karmen's doing too so I hope the owners are appreciative of her. We never really had any issues here besides one altercation at 3:30 am when we were asleep with her husband who seems a lil crazy but you probably won't ever have to speak to him unless you have a supposedly "loud" heater and are parked next to them. I won't go into too much detail about it because I really do like Karmen and his actions don't reflect the great person she is. She was actually out of town when it happened and it never happened again when she got back. There's no trees here and after a while it gets pretty depressing being here especially when you feel like you're getting ripped off paying way too much for nothing. Electric is included in the bill which kinda sucks for the very small campers with solar panels because we probably don't even touch electricity (we don't watch tv and I hate lights being on), so it feels like you're giving them profit off your electricity or paying for the huge campers that do need to use a lot of electricity.

    I agree with the most recent review, from Michelle Gipple (and I've no idea who she is).
    The location is superb. I've met Carmen, the manager, and she is very nice and accommodating!

    The property is being worked on, slowly but surely. The sites are huge, and while not all of them are level yet, they are fine if you have a leveling system. Most of the fancy resorts we've stayed at in the past had really unlevel sites, and were ridiculously close together. Not here!

    Some of the campers here are long term, or permanent and keep their sites tidy, and they're quiet. No partiers or obnoxious folks here. It's very quiet.
    We feel incredibly safe here as well, and the views can't be beat. Anytime we're in the area for camping we will come back here.

    Spaces are being leveled correctly, stone and fire pits being installed in each spot. The kids area has a swing set, teeter totter, basketball hoop, sandbox, penned up ducks and chicks, pond with waterfall and fish, fence is being finished for each site. The improvements in just the last month have been amazing, and continue daily! The new management cares! The trouble people have also been evicted, which are most of the poor reviews we've received. People get upset when they don't pay and you start eviction and then leave poor reviews. So my advice is stop by, check it out!

    The person complaining about being woke up at 6am had no reservation, did not call, and proceeded to pull in our driveway and set up camp in the middle of the night, slides out and everything.

    We stayed here for one night June 2023. The site was level and long. Hook-ups looked new. 50 amp site but we are 30 amps. Make sure you have your 30 to 50 amp converter with you. It is a lovely campground where I really felt like I was about to leave the plains and enter the Rockies. Managers super friendly and helpful. Glad we stopped here!
