Love this place. It's clean, close to all things around Wayzata, and management finally got a class act staff! Always decorated for holiday festivities..so never feels like an apartment....but more of a community! We always feel at home here. It's an older building, but clean and well kept. Lisa runs a great complex!

I have lived here over 6 months and have nothing but great things to say. I get to wake up to a beautiful view of a quiet lake every single day. The building is a bit older, but very well maintained and cleaned weekly. In my short time, they have updated the elevator and the washing machines. Some apartments are more updated than others, and that is fairly reflected in the pricing. I rarely hear anything through the walls. The building is almost always quiet.

The management is extremely responsive and polite. We had some service delays due to safety concerns during covid, but they did get them fixed. I have had no serious maintenance issues. There is also a 24/7 emergency maintenance hotline, though I have never needed to use it. They love to decorate the hallways and grounds for holidays, which puts a smile on my face.

Right now a lot of building amenities, such as the party room and sauna, are shut down for covid safety which is a bummer, but I understand. They did reopen the gym by appointment only which is nice.

My main con would be the size of the 1 bedroom apt kitchen. The appliances all work great, but there is just very little space to cook a meal if you have a microwave and coffeemaker. The kitchens in the 2 bedroom apts are a bit bigger.

Pardon this very long review. I assure you, i do not work for or have ANY interest (financial) in Gleason Lake my friend recently moved BACK to Gleason Lake and well, my review only touches on a little bit of why.....
I was only a visitor. What a nice reception! I entered the apartments from the entrance by the covered parking (I'm not using the "back/rear" entrance on purpose because really, I'm not so sure it is a "back/rear" entrance!)and right away your are welcomed with seasonal floral arrangements complimenting the rest of the on-purpose, lawn & garden entry way that was/is clean, well kept. It was afternoon so well lit. Upon entering the 1st of 2 doors, it seemed #1 entry door is a double door (helpful when moving stuff in/out. Once past door #1, right away, you are again welcomed (again, seemed on-purppse)by a very pleasing, seasonal smell. The entryway on the left wall is a bank of mailboxes and the doorbell/intercom system. Both not hard or forceful on the eyes and actually, seems to want to help 1st time visitors find whomever they are there to to see. Again, the entryway, was/is clean and seasonally decorative, like when you approach outside (and again, on purpose). Once at door #2, this door was locked (good security) and back to the intercom. Once inside door #2, waiting for you is a pleasantly scented, nicely decorated waiting area (comfy chairs & table) incld'g, just off to the left, an easy-to-read at a slight distance, hotel/club-style information board on an easel and yet again nicely seasonally decorative different from the previous entryway and approach walkway but very cleverly in sync (and yep, again, on-purpose!). It was at this point, while waiting for the elevaror, I started to think about the whole experience - from the moment I pulled up to the entry driveway, just how everything - like from the 1st pleasant, soft on- the-eyes sign you see when you arrive, the newer, smooth asphalt and how well-kept the property really looked is when I realize I was (suprisingly) cleverly being impressed by my surroundings, starting from the time i arrived.
As I was thinking about how nice this place really might be, I did notice how slow the elevator is and once the door opened, i was still under the arrival enchantment when I thought this is a small elevator....which really were the only 2 (small) things that varied from the rest of how mice this place is, up till this point which, after seeing my friends' appartment made me forget all about it (until I left) because almost as soon as I was inside, my eyes were immediately drawn to the terrific views from the loving room! The day I visited, the lake was picturesque, the wind on the lake made it ripple and the sun showed off a bit as well, what a picture!
My friend loves the apartment and cannot say enough about the way the complex is manages - kudos to the Mgmt (Company?). I mean, the friendly, inviting, on-purpose attention paid to the 1st impression you get makes really starts you off on the right foot. My friend says that if you have an issue, and here is what makes this place a big deal to me, it does not matter if it is a property issue (like a leaky faucet), the Mgmt is very prompt in taking action also, they are very helpful with just general assistance in a way that you do not feel out of place calling.
(These were just a few things at my friends other place that came up and, according to my friend, just would not happen at Gleason Lake and is why my friend moved back as soon as there was an opportunity.
Lastly, when my friend moved back in, waiting on the kitchen counter was a gift basket that said We are glad you are back, welcome home.
    Class act Gleason Lake.
To anyone looking for a decent place to live ought to take a look at this place, Gleason Lake. Don't take my word for it, see for yourself.
    Enjoy!

This place it amazing, and an incredible value. I was amazed at how low the rent was based even with the amazing lakeside location AND right next to downtown Wayzata. It truly is an excellent location, and is really beautiful over the summer. Lisa (the property manager) is wonderful and is always responsive and friendly. It feels as if she goes out of her way to make sure residents are happy. Speaking of residents, it is a very quiet and laid back place. All my neighbors are very nice and respectful. Haven'y had one issue in the 7 months I've been here. However, it's not entirely perfect: Simply put, it's an old building. I think it was put up in 1973. Due to this, many things are old/worn out/generally outdated. There is no central air, meaning that the main bedroom (I live in a 1 bedroom) can get very warm over the summer, even with the AC on full blast. Due to this, I am deducting 1 star for the building itself. Otherwise, it is an excellent place to live!
