Karen Waggoner is my real estate broker and agent. She was my agent for the purchase of two properties and the sale of one. These transactions ranged from 2016 through 2021. I can’t say enough good things about Karen and her team. Karen earned our trust almost immediately. Karen gave us great advice and guided us through the transactions making them easy and stress-free.

All communications were timely, friendly, and professional. We did almost all of our transactions through email, text messages, and web sites (for e-signing and exchanging confidential docs securely). It was all very efficient and as easy as it could get. (By the way, this was our preference. I’m sure if you have another preference for communications etc., Karen and her team would make it happen for you the way you prefer.)

The first purchase with Karen representing my wife and me was for a condo in Woodland. By following Karen’s advice, we ended up buying the property at a lower price than we expected. We really wanted that condo and with Karen’s help we got it!

Given our great experience on the condo purchase, when we wanted to buy another property in Woodland a few years later, we went straight to Karen. We ended up purchasing it far below asking price…again, due to us following some sage advice from Karen. The overall experience was like the first time we worked with her: as good as it gets.

Recently (Feb 2021) we sold the condo that we had purchased with Karen’s help. This was our first sale with Karen representing us. She advised us to repair some things, update some others, replace a few things, and paint it before we put it on the market. She handled all this including getting bids and managing the contractors. She even brought in some furniture and accessories to stage it. After all the work, which it turns out was a very good investment, we listed on a Friday in the late afternoon. Within 24 hours, we had two offers. Within another day, we had another. We ended up with 3 different competing offers…and sold it for $42K more than our listing price! We are ecstatic about it!

We engaged Karen to be our agent for a purchase of a condo based on her reviews. We had never done that before and it was a risk for such a major transaction...but the positive reviews about her turned out to be true. We were very, very pleased with Karen's services. She's a consummate professional.

Rarely do things go smoothly. With Karen's guidance they not only went smoothly, they went perfectly! One of the reasons for such a perfect experience was Karen's availability and use of technology. All of our communications were very timely because we did almost all of them via email, text, and an e-docs sit.

Not only was Karen great, she has a strong network!
