“Lovely community, ethnically diverse, friendly, clean, safe, gated community with 24/7 security at the gate, and many amenities for residents including a social club, homeowners association, clubhouse (also available for private parties) with a lending library, gazebo & outdoor games, in a well maintained community. Like a small town, neighbors look out for neighbors & check in on those that need. Most homes have 2 car (or +) garages with concrete driveways that accommodate 5-8 cars. All homes are set back with sidewalks set back on streets lined with small trees & curbside mail delivery to each home. I honestly don't know where KIM DOCKERTY was when reviewing the community 10 months ago, but I have lived here for 5 years and STREETS ARE KEPT IN GOOD REPAIR & WELL MAINTAINED WITH SNOWFALL, within reason. Since the entire community is private property, it is also maintained by a private snow removal service. Like any other community though, when show falls are heavy & plows are working around the clock, there is no plow waiting to immediately remove minor accumulations. No overnight parking is allowed on the streets which also aids in complete snow removal; streets are generally cleared before most residents clear their own sidewalks & driveways. We also have GREAT WATER QUALITY in Maple Brook; city water with no filtration or softeners needed. I AGREE that LOT FEES ARE HIGH & do increase annually, which can be a burden on residents (senior community) that are primarily on fixed incomes. 4% annual increase on lot fees, in addition to a "pass on" property tax that also increases annually is stiff, and although residents share in paying property taxes for the community, we do not get the tax deduction since we are not the property owners. Land owner (Sun Communities) gets the tax deduction for the property taxes that the residents pay, as did the previous owner. If not for the financial piece, I would have given a 5 star rating. It is a wonderful community.”
