Rent is perfect the lot space is perfect and we purchased our manufactured home flat out and flipped it so in the long run it’s worth it in these times. I figured I stopped by as I always wanted to live near the area, and the neighborhood for this place looked very quaint. I did a quick drive around, these houses looked so gorgeous! “Great spot to put your RV for exploring St Charles. What a neat town with very friendly people. My wife loved the little shops. Yes it is true there is airplanes that fly over head and a train on one end but for our two trips here it has been quiet. We like the flat concrete pads and it is located right next to the Katy Trail. So for us it meets our needs for a great weekend.”

“I've lived here long enough to renew my lease and its the best home I've rented in nearly 10 years. Rules are enforced and I love that. If it was not strict, it would not look as nice as it does. You get what you pay for 100%. I even got a new tree planted in my yard, the main road was recently repaved, lawns stay mowed, snow gets plowed. Those things matter. Sure, kids/teens roam the neighborhood, but that's just what they do no matter where you live. The office is responsive & personal - I've never had any issue with them. In fact, they've gone above and beyond nearly every time including helping me pick a really nice home here.”

“A very nice mobile home subdivision. I dislike calling it a "park". It's a community, and the manager Penny does a lot to have community get togethers. Now there is a small church addition to the management building that also once a month on a Saturday, does a food pantry open for those within our community who needs a bit of extra help. Everyone is encouraged to beautify their yards, decks and houses and especially for the holidays to decorate tastefully. They also thru the summer make sure yards are mowed and kept clean around the outside of each mobile home. However, they occasionally go beyond their lawful abilities as management by telling you what is allowed under your enclosed deck, telling kind of fencing can have but dont enforce to all and give out "awards" for best decorated, upkept yards monthly. But always tend to go to same few people each month. I personally stopped trying for it. But, what is keeping the subdivision from the 5th star is the waste of money done at the front entrance to the community. A section of land is used to plant. But, instead of keeping a base year round middle and adding spring/summer flowers and fall flowers then use decorations in winter to fill in the sides they dig up entire section and replant each season. The plants dug up are simply trashed. They increase plot rates to help pay for this. One year a $10 rate increase was for a security guard that they did not do background check on. Wound up had a warrant for his arrest out. So there went the guard but increase continued. So collecting $10 extra from approximately 300 lots for no security measures.......you do math of how much collected that simply went in owners pocket.”

“My boyfriend and I recently moved into the park. It is well maintaned and clean. I am happy to have rules otherwise it could be like most other parks around. Management was helpful and clear about the rules. We like our trailer and the neighborhood. Very satisfied here. and people friendly.”
