“I’ve lived here over two years through both management companies and these are still the best apartments in Happy Valley because they have AC (which many others don’t) and a secured entrance… many others have immediate outside access from your front door meaning missing packages and less security. We have a package concierge and fob-accessible lobbies for each building, including fob-only access to the elevators and stairwells plus cameras in the lobbies. Plus we are connected to all the trails and you can walk to grab your groceries, go to the library (20 min walk) or take the bus to the mall. I don’t drive but they have carport parking that will save your car from freezing during the snow season, which I highly recommend. Your experience is highly dependent upon the floor and building you choose. The buildings are oldest closest to the leasing and the newest one is the furthest because the building was done in stages. When I moved in 2020 the last building was just a lot. The top floors have the best views while the 2nd floor in the 2nd building gives you direct access to the dog park or storage area. Management handles maintenance request quickly and responds to most comments, questions and concerns. Shady works in the leasing office and can be reached quickly either in-office, over email or phone. I plan on staying for a few more years. I’d be delighted if they sold them individually, the houses out here are overkill for a single person. Hidden gem, for sure.”

From the Pleasant office staff Angela ,Roy & Sofi,To their wonderful maintenance staff Jermey, Tori ,Danny Nathaniel ,and Daniel. i’ve got to interact with all of them and I’ve always been treated with respect and they recognize who I am which is always a plus on my end. living in a community where people can also enjoy each other and make friends and it’s more than just living is also a very nice thing I’ve met some wonderful people living here. when things need to be fixed or replaced they are on top of it even with Covid going on things still got fixed and replaced in my house which I am very grateful for. “My experience is good overall. It's a safe family community. This place is not that cheap when it comes to maintaining the grounds. I've seen various contractor work being done here. This is all a good sign they pay for professional work. It's probably tenants deposit money being used but most apartments do this anyway, from experience I never expect a full deposit back. They do need to upgrade the garbage and recycling machines. I believe the recycling no longer compacts. I live in the 1st floor and the one complaint is I can hear the tenants above walking and it's loud, they act like they don't live in an apartment. So I suppose the flooring above is made thinly. The second complaint is about dog owners especially large dog owners. These people should not take care of dogs if they cannot pick up the poop in obvious places. Laziest people. Some even let their dog poop on the concrete. So the BIGGEST issues are from tenants laziness and not being mindful in the community. In the summer, You will hear kids skateboarding in certain places around the complex, but I don't mind. They are good kids just playing. Management and staff made it easy to move in last year in the beginning of the pandemic. I had no issues with communication and paperwork. I'm happy to move in here, it can be much worse at the non gated complexes. I was recommended to move here and I don't regret and I've recommended this place to others.”

They're on the ball if any issues come up. I lived in a great 2 bed/2 bath apartment on the third floor (great sunset views!) and was surrounded by awesome neighbors as well. Never had an issue with anything from them. You can hear doors shutting every once in a while, a temper tantrum, or even someone's alarm clock go off but that's the worst I encountered. Also the highway noise was a constant background noise but you got used to it. Move out was very nice and easy, no hidden fees or them trying to charge you an arm and a leg for something like a stain on a carpet. I wish I could've lived here longer, but we needed a larger 3 bedroom for my daughter to have her own room. Plus this place was so convenient to the mall, Target, Costco, food places, and I-205!”
