She is a superb realtor! Here are a few, among many others, examples of why… On the “official” realtor side of things – among many other approaches, from the beginning Merrilee provided me with the materials I needed or might need to think with her about my listing price, property description, and possibilities; for one example, from our first conversation she had he figures on comparables and the best ways the value of my finished walk-out basement could be included in the value of my home. “Pros: Near William & Mary (with traffic, it’s less than a 10 minute drive. You could walk at a leisurely pace and get there in less than 30 minutes, and there is a sidewalk for most of the walk) Price ($750/month with a year contract, $850/month for a month to month lease) Short drive to New Town, the outlets, Food Lion, Busch Gardens, etc. Always plenty of parking Storage space Cons: Thin walls Not modern Neighbors My husband and I lived at Olde Jamestowne for a year and a half in 2017-2018. We liked the price and convenient location. When we moved in they told us the carpet was new, but ours had several stains on it. That didn’t really bother me though, I was able to get them out with Awesome cleaning solution. The apartment was small, but it was just the right size for the two of us. I was happy with the storage space given the size of the apartment; we had a walk in closet in the bedroom, a linen closet outside the bathroom, a small cabinet underneath the sink, a decent sized coat closet near the front door, and a small closet that held the water heater near the window. There is no pantry in the kitchen, so we used some of the cabinets for dishes and some for food storage. There is a community laundry room off of the side of one of the buildings, if I remember correctly it was around $1.50 per load. The neighborhood felt pretty safe. I worked night shifts and would come back late but never felt unsafe. My husband and I would sometimes take walks in the evening and never felt unsafe either. We had a couple of neighbors who left the whole building smelling like weed, which was annoying, but after a few months they left and we never had that problem again. A couple of times we could hear our neighbors fighting in their apartment. Other than a few incidents, though, the neighborhood was pretty quiet. The only time I ever had a problem with management was when a tree branch fell on my car. There are a lot of trees near the property and they don’t get trimmed. Once a couple of big branches fell and left some small scratches on the side of my car. A couple of other neighbors said their cars had been scratched too. I took pictures and called the office but they said they were not liable for the damage. It was frustrating because I think they should stay on top of trimming the trees so this doesn’t happen. We spent two days cleaning the whole place top to bottom and got all of our deposit back. Just so you know, either you will have to pay a professional service to clean your carpet and give them the receipt or they will get it professionally cleaned and charge you for it. They give you a whole list of things to clean. Follow the list and you should get all the money back. In general, this was a decent place to live for a young couple looking for a good price. It’s not a fancy place, it’s not modern and there’s no pool, but it’s a good deal in a convenient location.”
